This 3,500 sf single family residence is located on a hillside and features a view of downtown Los Angeles. The design concept evolved around an open plan suited for entertaining and maximizing the property’s unique views. The kitchen and dining spaces are centrally located between the front and back yards, and large sliding glass doors allow uninterrupted views and natural light to penetrate all living spaces. When opened, the sliding glass doors disappear behind walls to create continuous indoor and outdoor spaces. An alternate two-story concrete concept for this site explored fabricating the concrete elements under a more controlled environ-ment, after which they would be trans-ported and assembled on site. This process allows for quality finished concrete surfaces that can remain exposed on both the exterior as well as interior walls. Its large overhanging roof structure creates ample shade and allows long hours of views through the mostly glass facades. Parking is kept below grade to reduce the size of the building’s footprint as well as maximize the usable outdoor space. |

In addition to private open spaces, the units also share a landscaped/ hardscaped open space.
